Dare I hope?

Came home to a note on the door that my lease has expired, need to sign a new one, new rate, etc.

EXCEPT!

The new rental rate is $75 less than my current one.  After the initial "OMG YES PLEASE!" reaction, I had to wonder:

1.  This does not mention my all bills paid.  Is that already included?  Or was it cleverly left out to give me false hope?
2.  Or what if it was a typo and my rent is actually going up $25?

AND I CANNOT FIND OUT UNTIL TOMORROW MORNING!

The main thing that gives me hope that it isn't a typo and they aren't hiding an extra "all bills paid" charge is that theres a $50 per month charge if you don't have a lease, which would put rent back where it was when I moved in...

I don't think I've heard of rent going down after the lease expires, so it's best to ask them. I'm hoping for the best.
